Following the Government’s surprise announcement that Estate & Letting Agents can re-open and begin viewings, we would like to take this opportunity to clarify how we intend to move forward whilst ensuring the safety of our staff, clients and customers.
We believe that it is in the interest of everyone to work as remotely as possible, however, we understand that there is a desire from some customers to begin physical viewings.
Vacant Property Viewings
As of Wednesday 20th May, we will begin to provide a ‘limited’ accompanied viewing service for vacant properties only. We will also be creating additional video viewings to ensure we can provide all of our customers with some form of viewing.
We will ask that, where possible, any viewer will look at the video before arranging a physical viewing to ensure that they are seriously interested. We will also prioritise physical viewings to those people that are in a position to proceed. For example, cash buyers or first-time buyers (we would prioritise someone with a mortgage decision in principle over someone who doesn’t) and we please ask that anyone who has not agreed a sale on their own property should not request a viewing until an offer has been accepted and a Survey has been booked.
In the case of rental properties, please ensure that your finances can cover the monthly rent which means you must have an income of 30 times the monthly rent charged or in the case of a guarantor 36 times the monthly rent.
Vendor Occupied Viewings
Our vendors of owner/occupied properties will be asked if they wish to show people around and to allow viewings. This will be at their own discretion as we fully understand that some people will not deem it safe to do so at the moment.
Again, we will encourage all vendors to create a video viewing as an alternative.
Safety During Viewings
Safety during viewings is of paramount importance. Strict social distancing measures must be adhered to; therefore, our staff may be wearing appropriate PPE and we would suggest that all viewers do the same.
No children will be permitted at any viewings and a maximum of two adults will be allowed to enter. We also require all viewers to fill out our online Covid-19 form prior to arranging any viewing, which can be found on our website.
Our staff will allow viewers the freedom to view the property, keeping at a minimum distance of 2 metres at all times. During viewings, we ask the viewers not to touch any surfaces in the property. We will ensure, prior to viewing, that all doors are open in the property and important items such as the boiler are visible.
By Wednesday 20th May, our Grimsby office will be manned from Monday to Friday 9.30am-4.00pm, however, we will not be fully open. We suggest that, wherever possible, customers and clients continue to contact us by e-mail on firstname.lastname@example.org or email@example.com
If anyone urgently needs to see us in the office, strict social distancing measures must be adhered to. Our doors will not be open but it will be possible to ring the doorbell for assistance and, if necessary, you will be asked to come in to the office.
We will restrict the number of people in the office to one Sales and one Lettings customer at any time.
