Getting Ready to Instruct an Agent?

 

Here are a few tips to help......

If you are thinking of selling your home there are lots of things to consider. Whether it’s time to find a property with more space for a growing family or to down size to something smaller, it will often be a hard decision to make. So, here are a few things to think about to make it easier.

 

Mortgages

 

Do you have a mortgage? And if so, are you still in your mortgage term? If you are still in a fixed mortgage its important to check what fees you may have to pay when moving/changing your mortgage as this money will need to be factored into your moving costs.

 

Get your home ready

 

Once you have made your decision to move there are things you can do to help prepare your property for sale before you instruct an agent. The first thing is to have a clean-up of your home’s exterior, first impressions matter so its important to have your home looking its best.  Mow the lawn, clean the windows and get your front door and drive area spick and span. The next task is to look at the interior of your home, a simple tidy and declutter can help make your home more saleable. It’s also worth making sure that any areas or features of the house that first attracted you are visible to anyone who views and that you make the property less personal to you so that people can visualise themselves in the space. Try to show each room has a clear purpose so again people can see how they could live in a property and what space is available to them.

 

Ready for an Estate Agents?

 

First things first, take a look online and find out about sold prices in your area in the last 12 months. In this age of internet and computers we now have access to lots of information so you can make sure you have the information you need to make an informed decision about marketing your property.

 

Once you’ve done some research it’s a good idea to have at least 3 agents round to value your home. Don’t feel that you need to tell each agent about other valuations you have had, you want them to give you their honest opinion. It is worth considering the agents you have round to value, maybe try a large high street agent, an online only agent and smaller local firm.

 

Once you have chosen your agents, make sure you are happy with the service you will receive, will they carry out viewings for you or do you need to do this? have they offered you a floor plan or video tour? And do you know what fee you will pay. Once you are happy you can instruct your agent and get your property on the market.
