Before you can do anything, you should check whether you need to obtain a license from your local council. This isn’t always necessary and varies from council to council, but it is still best to check to ensure you’re not breaking any rules before you even begin.

As a landlord, you are also solely responsible for the safety and security of the property. It is your job to ensure any potential health hazards are dealt with timely and effectively, as well as provide an Energy Performance Certificate. Any property should be completely safe and fit for use before the tenancy starts.

It is highly advised to obtain Landlord Insurance to protect you against any potential losses, such as excessive damage or loss of rent. Landlord Insurance usually includes a Liability Policy that covers your legal costs if you are ever taken to court over a complaint from your tenant.

Finally, as a landlord you will be expected to perform a right to rent check on your potential tenants in line with the Immigration Act to ensure they have the legal right to reside in the UK under your terms.
